Culver Town Council Adopts Annexation Ordinance

The Culver Town Council members approved the second and third reading of an annexation ordinance last week.

The ordinance pertains to the annexation of 18710 Tamarack Road into the town limits of Culver.  Beachview Properties, LLC filed the petition for annexation for the purposes of gathering utilities for the construction of executive storage for RVs, boats and miscellaneous property.   The 4.5 acre property is currently zoned C-2 and it will continue with the same zoning with this project.

A public hearing on the proposed annexation was held during the council’s last meeting in January, along with the passage of the first reading of the ordinance.

The Culver Town Council also previously approved a fiscal plan that accompanies the ordinance.

The fiscal plan states that the area to be annexed will be provided with access to municipal sanitary sewers, which are currently located approximately 1,225 feet north of the property line on South Main Street.  The cost of extending sanitary sewers from the current South Main Street location will be approximately $475,000. There is also a sewer line east of the area on West Shore Drive, approximately 315 feet from the area. The cost of extending sanitary sewer at this location would be approximately $122,000.

A one-time sewer development charge will be assessed to this development based on the size of the water line installed.

The plan also states that the town currently has an existing water main near the area on the northeast corner of the property line.  A tap charge will be assessed for the water line extension.  All drainage improvements within the site would be constructed at the expense of the developer.

The extension of these capital services shall be completed within three years of annexation.
