The Culver Redevelopment Commission and Culver Town Council members met in a work session Monday, March 28 to discuss a new housing development proposal on South Main Street in Culver.
Burke Richeson presented information on the proposed development that preliminarily features single family houses, traditional three-story apartment buildings with one bedroom and one bathroom, or two bedroom and two bathroom units, patio flat apartments with single car garages, and a senior living facility with amenities. All of that would be built on most of the 66 acres available over four parcels. A lot of greenspace will be included in the plans.
The homes could be priced from $200,000 and up, while monthly apartment prices would range from $750 to $1,100. Senior monthly rates would be from $695 to $795.
Townhomes may also be featured, but all will be clearer once the design and engineering phase starts.
A new TIF District would be created where the town could benefit from dollars during the life of the TIF, but more details will be ironed out as the proposed project moves along in the process.
Richeson noted that infrastructure costs may reach $4.5 million which includes streets, sidewalks, storm water lines, water lines, and sewer lines. At this time, the total project cost is estimated from $10 million to $15 million.
Both the Culver Redevelopment Commission and Culver Town Council members will receive more information as plans continue for this proposed development. Standalone public engagement opportunities may be available at some point, but any discussions in public meetings will allow for community comments.
